Art. 1997. El arrendatario empleará en la conservacion de la cosa el cuidado de un buen padre de familia.

Faltando a esta obligacion, responderá de los perjuicios; i aun tendrá derecho el arrendador para poner fin al arrendamiento, en el caso de un grave i culpable deterioro.
