Estarán obligados a respetar el arriendo:

1.° Todo aquel a quien se transfiere el derecho del arrendador por un título lucrativo;

2.° Todo aquel a quien se transfiere el derecho del arrendador a título oneroso, si el arrendamiento ha sido contraído por escritura pública, exceptuados los acreedores hipotecarios;

3.° Los acreedores hipotecarios, si el arrendamiento ha sido otorgado por escritura pública inscrita en el registro de instrumentos públicos, antes de la inscripcion hipotecaria.

El arrendatario de bienes raices podrá requerir por sí solo la inscripcion de dicha escritura.
