Estinguiéndose el derecho del arrendador sobre la cosa arrendada, por una causa independiente de su voluntad, espirará el arrendamiento aun ántes de cumplirse el tiempo que para su duracion se hubiere estipulado.

Si, por ejemplo, el arrendador era usufructuario o propietario fiduciario de la cosa, espira el arrendamiento por la llegada del dia en que debe cesar el usufructo o pasar la propiedad al fideicomisario; sin embargo de lo que se haya estipulado entre el arrendador i el arrendatario sobre la duracion del arriendo, i sin perjuicio de lo dispuesto en el artículo 853, inciso 2.°
