Art. 2003. Cuando por culpa del arrendatario se pone término al arrendamiento, será el arrendatario obligado a la indemnizacion de perjuicios, i especialmente al pago de la renta por el tiempo que falte hasta el dia en que desahuciando hubiera podido hacer cesar el arriendo, o en que el arriendo hubiera terminado sin desahucio.

Podrá, con todo, eximirse de este pago proponiendo, bajo su responsabilidad, persona idónea que le sustituya por el tiempo que falte, i prestando, al efecto, fianza u otra seguridad competente.
