Para toda modificación del régimen jurídico de un inmueble inscrito con matrícula calificada , el Registrador legitimará el respectivo poder de disposición o de representación. Si de los instrumentos que se le presenten no se deducen estos poderes, dictará una providencia en que se explique claramente los motivos por los cuales se niega la inscripción.
